Overview
Bunbury Parish Council is a consultee for local planning applications.
This means that Cheshire East Council (the Local Planning Authority) sends details of planning applications made within the parish to the Parish Council and invites the Council to submit comments relating to the applications. Some types of planning application (mainly agricultural) do not require the Parish Council to be consulted.
Ultimately, planning permissions are granted or refused by Cheshire East Council, not the Parish Council – any individual or organisation can object to or support applications.

Thinking About Building or Tree Works?
It is well worth checking your planning situation because you can be compelled to remove unauthorised structures or reinstate certain landscape and outdoor features if they are carried out without the proper permission or consent - and you may also face prosecution. There is guidance available on the planning portal.
In addition, because much of Bunbury is a Conservation Area, extra restrictions apply and so permission is required for many works that are automatically allowed otherwise.
Neighbourhood Plan
The plan was approved in 2016. The Plan has just been reviewed and updated and a revised version went out for consultation with residents. Due to changes in legislation, the review process has been put on hold for the present. Cheshire East Local Plan
The Cheshire East Local Plan was adopted in July 2017, this is very important as it sets the guidelines in conjunction with our Neighbourhood Plan, you can find out more about the local plan here .
A new Plan is being worked on by CEC and initial papers have been issued by them in the form of a consultation. The council has considered its response with reference to this briefing paper (link to Local-Plan-Issues-Briefing-May-2024) and the recommendation in it were accepted and will be used to form the Council's first response to CEC.
